Effectively I can raise my mortgage by 25% less 5% of the total cost of the property. Investment-wise second mortgage is very ideal because you can get an additional loan at a lower rate hence it is just like converting the appreciated value of your house into cold cash. I took our mortgage 3 year ago and when I asked for an evaluation of our property, it had already appreciated by 25%. Effectively I can raise my mortgage by 25% less 5% of the total cost of the property.

Investment-wise second mortgage is very ideal because you can get an additional loan at a lower rate hence it is just like converting the appreciated value of your house into cold cash.
